What separates facilities that get hit repeatedly from facilities that do not is rarely one missing component; it is that the components were never arranged into layers that cover each other's blind spots.
This guide organises facility security the way an attacker actually encounters it: as five concentric rings from the property line inward. It also opens with the uncomfortable fact nobody in this industry states plainly — you cannot get a reliable break-in probability for your market, and here is why.
Why Nobody Can Give You a Real Break-In Rate
If you have searched for how often storage units get burgled, you have found either silence or numbers that do not reconcile. That is not sloppy reporting; it is a statistical artefact worth understanding before you budget.
Under long-standing FBI Uniform Crime Reporting conventions — the so-called "hotel rule" — multiple units burgled at one facility in one incident can be recorded as a single offence rather than as one per unit (Modern Storage Media). The Five Rings
Think of the facility as five concentric rings. Each ring has one job: make the attacker spend time and become visible. A dollar spent on an outer ring often buys more than the same dollar spent on the innermost one.
Ring 1 — Perimeter
The property line: fencing, gates, and the sight lines around them. This is the layer that decides whether an intruder even reaches the site. Look for climbable features (dumpsters, stacked pallets, low roofs adjacent to the fence line) — perimeter defeat is usually about what is next to the fence, not the fence itself.
Ring 2 — Grounds
Between the fence and the buildings: gate access control, lighting, surveillance camera coverage of driveways, and — critically — the audit trail. A gate that logs which credential entered and when converts an anonymous site into an accountable one, and that record is what insurers and police actually ask for.
Ring 3 — Building envelope
Doors, walls, roof hatches, and interior corridors. The layer most often skipped in planning, and the one experienced operators point to: interior partition walls between units are frequently thinner than the doors, which is why "over the wall" entries occur without a single lock being touched.
Ring 4 — Unit
The individual door, its hasp, its lock — and unit-level alarms if fitted. This ring gets almost all the attention in security content and carries the least of the load. Ring 5 — Data and process
Who has access, how it is granted and revoked, who watches the footage, how quickly a departed tenant's credential dies. This ring has no hardware and defeats more attacks than any single device — because most access failures at scale are administrative, not mechanical.

What Attackers Actually Do to Storage Units
Defence should be shaped by method, not by product catalogue. Three patterns dominate:
1. Lifting the door. The most common technique on roll-up doors is levering the bottom centre of the door upward — a "dead lift" — which either opens the door outright or creates enough gap to work with, sometimes without touching the lock at all (as described by a roll-up door manufacturer's sales director in industry reporting). This is a door and track problem, not a lock problem.
2. Cutting the lock. The classic attack, and the one Ring 4 is designed against — which is why shielded-shackle designs became the industry norm. But cutting is not the only way at a lock: its keyhole and its key are attack surfaces too (see the next section).
3. Going around. Through partition walls or over them. Nothing on the door is involved, and unit alarms tied only to the door will not see it.
The design lesson is uncomfortable for anyone selling locks, mine included: two of the three dominant methods bypass the lock entirely. When we test door hardware, the failure that matters most is rarely the lock body — it is the door's resistance to being levered and the strength of what the hardware is bolted to.
The Lock's Own Attack Surface: Keyholes and Keys
Cutting aside, a conventional lock carries two attack surfaces built into how it works: the keyhole and the key.
The keyhole
A key cylinder can be picked, and more commonly on storage hardware, drilled — a cordless drill through the cylinder destroys the pins in seconds. Any lock with a keyway exposes this path, and shielding the shackle does nothing to protect the cylinder face.
The key
Mechanical keys get copied, lost, and handed on. Worse, large parts of the industry run on master or universal keys — the RV world's CH751 is the notorious example, a single key that opens a whole category of compartments. A key that can be duplicated is a credential you do not fully control.
Removing both surfaces
Removing the keyhole and the key removes both surfaces at once. A battery-free NFC lock has no keyhole to drill or pick and no mechanical key to copy — it opens only when an authorised phone taps it, drawing power from the phone's NFC field, so the lock body holds no battery. Authentication is AES-256, and every open leaves a digital record. That last point is where Ring 4 meets Ring 5: access granted and revoked in software, not re-keyed with a locksmith.
To be clear about the limits: this closes the keyhole-and-key surface, not the others. A shackle still needs a shielded, cut-resistant design; a roll-up door still needs to resist levering; a partition wall is still its own problem. A keyless lock is a stronger Ring 4 — not a substitute for the other four rings.
